Salt air and coastal homes

Closer to the Gulf, salt air corrodes outdoor coils, fan motors, and electrical connections faster than inland. A condenser near the water can look fine and still be losing capacity. Rinsing the coil and checking connections during maintenance adds years to the unit, and when it is time to replace, coil coatings are worth considering.

Many East Lake and Lansbrook homes were built in the late 1980s and 1990s and are on their second or third system. Some still have the original ductwork, which may be leaking into a hot attic. We test airflow before recommending new equipment, because a new system on bad ducts still feels weak.

Some older systems here still run on R-22, a refrigerant that is no longer produced. A leak on one of those usually changes the math toward replacement. We will quote both and explain the difference.

Repair or replace?

Repair usually makes sense when

  • •The system is under about 10 years old
  • •It is a single part: capacitor, contactor, fan motor, drain
  • •It runs on R-410A or a newer refrigerant
  • •The outdoor coil is not badly corroded

Replacement is worth pricing when

  • •The system is 12 to 15 years old or more
  • •It uses R-22 and has a refrigerant leak
  • •The outdoor coil is corroded from salt air
  • •The compressor or indoor coil has failed

If you live near the water, rinse the outdoor unit with a garden hose (not a pressure washer) every month or two with the power off. It washes salt off the coil fins and is one of the cheapest ways to make the unit last longer.

Palm Harbor & East Lake AC questions

Do you service Palm Harbor and East Lake?

Yes. We serve Palm Harbor, East Lake, Lansbrook, Tarpon Springs, and Ozona from our office in New Port Richey. Call (813) 425-1010.

Does salt air really shorten an AC's life?

Yes. Salt corrodes the aluminum coil fins and the electrical connections in the outdoor unit. Systems close to the water often wear out several years sooner than inland ones without regular rinsing and maintenance.

My system uses R-22. Should I repair it?

Small repairs that do not involve refrigerant can still make sense. A refrigerant leak on an R-22 system usually pushes toward replacement because the refrigerant is no longer produced. We will quote both.

Do you install Daikin systems?

Yes. We are an authorized Daikin dealer and also service Carrier, Trane, Lennox, Goodman, Rheem, and most other residential brands.
